MLS stands for Multiple Listing Service and is simply a database that allows real estate agents who represent sellers to share information about property for sale in a particular location. When a real estate agent meets a specific buyer, he or she can access the MLS system to retrieve information about homes for sale in that area. Unfortunately, the MLS is open only to real estate agents and cannot be accessed by anyone looking for a home.
The Alaska Multiple Listing Service has been operating since 1956 and operates as a taxed non-profit organization. The MLS shows that Alaska’s real estate is currently booming and there has been rapid expansion since the turn of the century.
Girdwood MLS Listings will show that real estate is plentiful, with almost 40 percent of homes standing vacant. About one-third of homes are available for rent and the other two-thirds are for sale. The median value of single-family owner-occupied homes is $119,600 with a monthly mortgage of $1,088. The average household size is 2.59 people and the median household income is $41,994. The median overall house value is $160,700 and sellers ask for a median price of $153,600. The average home is 23 years old, has 1,314 square feet and has a lot size of 20 acres. The median rent for vacant units is $699 and the median gross rent is $736.
